Tips to Maintain VCT Floors in Your Office

VCT or vinyl composition tile is the most common material used in most of today’s commercial facilities and offices. This is a very popular choice of flooring thanks to its ease of maintenance and remarkable durability.

However, to ensure that the VCT floors in your office remain durable and scratch resistant, you need professional floor maintenance service.

The use of the right cleaning products and equipment and following a regular maintenance schedule will always be the best ways to maintain the appearance of your VCT floors.

Stick to a Daily Floor Cleaning Routine

Daily floor cleaning regimen will involve mopping dust and sweeping soil and dirt from VCT surfaces can prevent damages to tile finish. You can use a neutral impact cleaner to auto-scrub or damp mop floors to get rid of any leftover particulates. After cleaning, clean water should be used for rinsing the floor. Allow the floors to dry off completely.

Ensure Proper Matting

It is also recommended to put some walk-off mats in every entryway for the floors to stay dry and clean longer. But, just like the VCT floors themselves, you also need to clean these mats on a regular basis.

Practice Recoating

Depending on the amount of foot traffic at the office or facility and the level of VCT maintenance being observed, it is also good practice to recoat the finish every now and then.

You need to give VCT floors a deep scrub to get rid of soil buildup before a top quality commercial floor polish is reapplied. It is important to have 3 to 5 layers of protective finish because the lack of it may lead to potential damages to the tiles due to the embedded soil. This may lead to poor appearance that may require complete floor replacement in the end.

Observe Routine Maintenance

It is also essential to routinely strip off wax buildup from constant maintenance so fresh finish can be applied. VCT floors must be scrubbed using effective stripping agent. However, it is important to take note that there are flooring manufacturers that don’t recommend the use of aggressive strippers on VCT floors that is less than 2 years old because it can make the adhesive bond turn weak.

After applying the stripping solution, an auto-scrubber vacuum or wet vacuum can be used to carefully remove it. Clean water should be used for rinsing the floor and it must be allowed to dry before applying 3 to 5 floor polish coats to complete the job.

But, you can skip this particular step if you used a no-rinse stripping solution that can help you effort and time.

Use the Right Scrubbing Pads

The right scrubbing pads should also be used for regular maintenance of the VCT floors in your office. Red pads can be used for light scrubbing while green or blue pads are more suitable for deeper scrubbing. Black or brown pads tend to be more abrasive and are usually not recommended because they can damage the surface of VCT floors.
